Who files

Any business with tangible personal property at a Sarasota County location on January 1.

Furniture and fixtures, kitchen and other machinery, computers and point-of-sale systems, signage, leasehold improvements that are trade fixtures, supplies are reported at original cost by year acquired; the appraiser depreciates them on the schedule below. Inventory held for sale, licensed vehicles and intangibles are not reported in Florida.

The exemption applies per location, so a company with three sites in Sarasota County files three returns and gets three exemptions.

Exemption

The first $25,000 of assessed value per location is exempt; tax applies to value above that. After an initial return, the annual return is waived while value stays at or under $25,000.

Statute
Fla. Stat. § 196.183
In force
Tax years 2008–present
Under the threshold
An initial DR-405 must be filed to claim the exemption (the return is the application). In later years the annual return is waived while the value listed on the return stays at or below $25,000; a return is required again in any year the value exceeds $25,000, and the waiver can be regained only by filing a return showing value at or below $25,000. By February 1 the property appraiser mails a notice (optional form DR-405W) to waived taxpayers reminding them a return is required if value exceeds the exemption.
As stated by the county
$25,000 — The DR-405 serves as the application for the exemption of up to $25,000; late returns lose the exemption.

Depreciation schedule

Sarasota County Property Appraiser does not publish its own table; the Florida Department of Revenue guideline table is applied by default, and the appraiser may use a county-specific one.

County does not publish its own percent-good table in a readable form; DOR Standard Measures of Value (Rule 12D-51.002) table applied.

The appraiser may apply a county-specific table — and Sarasota in fact DOES publish '2026 Index and Depreciation Schedules', but only as an Excel workbook (www.sarasotapropertyappraiser.gov/media/btyjpnvr/2026tables.xlsx; tables are finalized each July and may change before then). The TPP page states the method: Just Value = Original Installed Cost x Index Factor x Depreciation Percent Good.

Our tooling could not parse the .xlsx on 2026-11-02, so the state guideline is inherited as a placeholder.

Estimated tax

For a typical in-city location, about 1.5% of assessed value.

Sarasota County Tax Collector '2025 Ad Valorem Taxes and Non-Ad Valorem Assessments' (tax roll 2025, certified 10/03/2025): City of Sarasota (T02) = printed county-wide subtotal 11.4737 (county general 3.2273 + mosquito control 0.0520 + hospital district 1.0420 + WCIND 0.0394 + SWFWMD 0.1831 + bonds debt 0.0667 + Legacy Trail debt 0.0382 + school state 2.8470 + school local 3.2480 + EMS 0.7300) + printed 'TOTAL CITY OF SARASOTA' 3.4078 (general fund 3.2730 + voted debt 0.1348 + parks 0.0000) = 14.8815 mills (sum of two printed subtotals; the document prints no combined total).

Downtown Improvement District parcels add 2.0000.
